Location:Detroit, MI

Starting Salary: $70,000+ Benefits (Based on Experience)
Full-Time | Monday–Friday | 8:00 AM – 5:00 PM

We are seeking an experienced, motivated, and results-driven Community Manager to lead operations at a multi phase community, one of Detroit's premier affordable housing communities. This leadership position requires a highly organized professional with extensive affordable housing experience who can successfully oversee operations, ensure regulatory compliance, lead a high-performing team, and provide exceptional customer service.

The ideal candidate is a hands-on leader who thrives in a fast-paced environment, leads by example, and is comfortable walking the property, interacting with residents and staff, and actively participating in the daily operations of the community. Candidates must be able to stand and walk for extended periods throughout the workday.

Responsibilities

  • Direct and oversee all day-to-day operations of a large affordable housing community.
  • Supervise, mentor, and develop leasing, maintenance, and administrative staff.
  • Ensure compliance with HUD, Section 8, LIHTC, Public Housing (PHA), and all applicable federal, state, and local regulations.
  • Oversee leasing activities, occupancy goals, and resident retention initiatives.
  • Manage rent collections, delinquency reporting, and resident accounts.
  • Review certifications, recertifications, and compliance documentation for accuracy.
  • Prepare weekly, monthly, quarterly, and annual operational reports.
  • Monitor property budgets, expenses, and financial performance.
  • Coordinate contractors, capital improvement projects, and maintenance activities.
  • Conduct regular inspections to ensure the property maintains exceptional curb appeal and physical condition.
  • Resolve resident concerns promptly and professionally.
  • Build and maintain positive working relationships with ownership, regulatory agencies, vendors, and community partners.
  • Utilize Yardi property management software for leasing, reporting, accounting, and compliance functions.

Qualifications

  • Minimum of 5 years of verifiable Community Manager experience in affordable housing.
  • Minimum of 5 years of experience with HUD, Section 8, LIHTC, and Public Housing (PHA) programs.
  • Previous supervisory and team leadership experience required.
  • Thorough knowledge of affordable housing regulations, compliance requirements, and property operations.
  • Experience using Yardi property management software is required.
  • Strong leadership, organizational, and decision-making skills.
  • Excellent verbal and written communication abilities.
  • Strong financial management, budgeting, rent collection, and reporting experience.
  • Ability to effectively prioritize multiple responsibilities in a fast-paced environment.
  • Exceptional customer service and conflict resolution skills.
  • Ability to stand and walk for extended periods while actively managing the property.
